Manuel's place is fine -- neither that good nor that bad. If you're trying to stay in Coral Gables and there isn't much available it's a decent option, but I'd look around first if you have the time.
Check in and out is very smooth and easy. Two issues: (1) the water pressure in the sinks and the shower is pretty weak. It's usable but not ideal, especially the shower and kitchen sink. We asked Manuel if it could be addressed and he replied that he didn't know and would ask the maintenance staff, but then never followed up so it's not clear if that's just a canned response to make guests feel like something is being addressed. Frankly I'd prefer a "no" over an "I'll look into it" with no follow-up, but to each their own. (2) There were five sheets left on the paper towel roll in the kitchen when we got there, and so when we finished the roll and couldn't find a replacement I asked if there was a backup somewhere in the place. the answer was that "we provide a couple of days worth of paper towels but then it's up to you to buy replacements." I don't know if some folks call five sheets "a couple days worth," but perhaps Manuel doesn't keep a close eye on the place so he didn't know how low the supply was. We left a nice big roll for whoever booked after us. Maybe you'll get lucky and the previous guests before you will leave you a healthy supply.
A third issue that in all fairness we didn't text Manuel about so I don't know if this one is fixable, is that the air conditioner is *very* loud, so a tip is if you're a light to medium sleeper to keep it set so it doesn't turn on easily overnight, as it may wake you multiple times. Of course, that's not an issue if you're a heavy sleeper!
Having stayed at a lot of Airbnb's, I would say that overall this is the definition of a 3-star stay. Average: with easy check in and out, acceptable cleanliness, sub-par responsiveness to issues, and a bit pricey.
